The Fleece Inn, Dolphinholme

I can think of a few male friends that might like to own their local pub.  My client, Marcus Worthington, has done just that.  This project involves the refurbishment and extension of the Fleece Inn, a Grade II listed building, just outside the village of Dolphinholme, near Lancaster.

The pub has struggled for years and Marcus is keen to ensure that it stays open and remains part of village life for years to come.  The problem today is that country pubs can’t survive on beer sales alone – they need to diversify.  Marcus took the concept championed by Pub is the Hub which promotes and supports the diversification of rural pubs.    Key to the project is the remodeling of the pub to introduce a shop following the closure of the local village store.  The pub will be extended to accommodate the shop, 4 new hotel bedrooms and a dedicated hotel reception whilst respecting the building’s listed status.  At this stage planning permission has been granted for a two storey extension  and work has commenced on site.    SPC has recently submitted a revised scheme and a decision is pending.
